Recent Engagements

 

 Aerospace

Assessed the enterprise’s real estate component comprising primarily headquartering and R&D uses in an effort to balance the need for operating efficiencies, cost saving with future space requirements, and working capital needs. Implemented a plan based on the recommendations made in the initial evaluation which resulted in one lease transaction. The client moved from a Class B industrial tilt-up building to a Class A office building, complete with atrium and water feature, while enjoying approximately 30% in facility cost reductions.

 

 Logistics

Assessed the enterprise’s real estate component in an effort to balance the need for operating efficiencies and cost saving with future space requirements and working capital needs. Implemented a plan based on the recommendations made in the initial evaluation which ultimately resulted in two lease transactions totaling over 65,000 SF of space. The client is now saving approximately 20% in real estate expense.

 

 Retail

Modeled the roll-out of a single unit prototype retail concept to expand to multi-unit programs in an effort to right-size the real estate component of the business relative to corresponding future space requirements and working capital needs. Assessed availability of sites and projected their costs in desired sub-markets in an effort to right-size stores and determine optimal store locations. This prevented the retailer from becoming overextended during a time of volatile sales in an uncertain economy. The retailer was well positioned to move quickly when economics are right.
